How the tile math works
Each tile covers (tile width + grout gap) × (tile height + grout gap) of floor space including the joint. Divide the total area by the effective tile area to get tile count, then add waste. Straight (grid) layouts waste ~10%; diagonal layouts waste ~15% because every edge tile gets cut. Complex layouts (bathrooms with cuts around toilets, corners, niches) can push waste to 20%.
Thinset and grout coverage
Thinset mortar coverage varies with trowel size: a ¼" × ¼" square notch trowel (typical for 12×12 tile) gets you about 90 sq ft per 50 lb bag. A ½" × ½" trowel for larger tiles drops that to about 45 sq ft per bag. Grout coverage depends on gap width and tile size: 1/8" grout joints on 12×12 tile give you about 200 sq ft per 25 lb bag of unsanded grout. This calculator uses conservative averages; check your specific product's coverage rate on the bag.
Buy extra from the same lot
Tile color varies slightly between manufacturing lots. Buy your entire quantity (including waste) at once from the same lot number, and pick up 1–2 extra boxes to store for repairs — matching a broken tile years later is often impossible.
